It was great to welcome many current and new landlords from across Hertfordshire to our latest Ashtons landlord event at Aldwickbury Park Golf Club, Harpenden. With the Renters’ Rights changes on the horizon, we wanted to provide clear, practical guidance on what they mean and how landlords can continue to maximise returns while staying fully compliant.

Renters’ Rights Act: key legal updates for landlords
We were joined by James Carpenter of Taylor Walton Solicitors, who shared a clear update on the Renters’ Rights Act, including the transition away from Section 21 notices. He talked through the updated possession process, the revised Section 8 grounds, and how Grounds 1 and 1A can be used when selling a property or moving back in. We also covered rent arrears, pets, and some of the common challenges landlords are facing with tenancies.

How landlords can prepare for new regulations
From our side at Ashtons, I shared the steps we’ve already taken to help landlords prepare. This includes issuing more than 1,500 tenant information packs, updating tenancy documentation, and strengthening our compliance processes. We also discussed what’s coming next, including changes to property safety standards, Making Tax Digital, and why reviewing your rent regularly is so important in the current market.

Why professional property management matters
One of the key themes throughout the event was risk. As legislation becomes more complex, it’s becoming increasingly important for landlords to have the right support in place. We also looked at real examples of landlord investments achieving yields of around 7.5% when professionally managed, which highlights the opportunity still available in the Hertfordshire market.
