Finding and viewing a rental property

Major property portals are useful but also register directly with good local letting agents. Some properties are offered to registered applicants before wider advertising, particularly where an agent already knows exactly what a landlord is looking for.

Check whether the location, layout, storage, parking and general condition suit you. Look at heating, windows, appliances provided, mobile and broadband needs and outdoor space. For flats, consider communal areas, access and parking as well as the apartment itself.

Ask about the availability date, what is included, who manages the property, council tax band, utilities, parking, garden responsibilities and any known planned works. If you have a pet or other important requirement, raise it before making an application.

Not always. In a fast market you may need to decide quickly, but do not feel pressured into taking a home you have not properly considered. For a larger or higher-value rental, a second viewing can be very worthwhile.
