Thinking ahead... preparing for reference checks

Whether at the start of your rental journey or taking your time to find the right property, it is always good to think ahead to what the process will involve.

Once the terms of an offer are agreed, the tenancy will be subject to successful referencing, generally undertaken by an independent reference company working with the agent. They usually check credit score and any adverse payment history, employment references (accountant reference if self-employed) and a previous landlord or agent reference.

What do you need to provide?

  • Personal details
  • Employer information and salary
  • Accountants details if self-employed
  • Current/previous landlord or agency information

To successfully pass referencing, you will need to meet affordability criteria. Your monthly gross salary needs to be at least 2.5 times the monthly rent. If there are multiple people taking the tenancy, the calculation will be shared between each tenant. If the rent is split in unequal portions, the reference company will usually take the affordability of each individual occupier separately and add together to ensure total rent affordability can be met by the household.

It can be helpful to gather as much of this information during your search to help in your application being handled swiftly when the time comes. Think about whether you need to provide details of your landlord or the agent, whether your employment reference can be processed by a manager or your HR department. If you have any adverse credit, you need to disclose it to the agent before the reference takes place. The more the agent knows from the start, the better equipped they will be to help find the best property to suit your requirements.
